Accepted mortgage in principle then declined mortgage with the Halifax

    Hi Carlos - I'm really sorry to hear you have been declined I'm worrying about the same situation at the moment, although my default is smaller and more recent than yours.

    Do you mind me asking did they instruct the valuation or decline you before this? As I'm in the same boat but a valuation has been instructed.

    Maybe try do your mortgage in your girlfriends name with a guarantor? Check with someone who knows what they are talking about but if she is squeaky clean and just can't afford the bigger mortgage but as Simon says above will increase earning potential in future that might be an option. Just an idea.

    I passed the mortgage in proposal wich is basically a computer making a quick decision without digging deep into your credit profile. Then I failed the full mortgage application. Just get a definit yes before u spend a year saving like crazy like I did mate, it's just a massive let down when u hit the brick wall

    It seems your broker took a punt

    Doesn't appear that the OP know his own credit history very well.

    So perhaps the broker should be excused in this instance.

    A real difference between 2 in 2007 and the later to emerge 3 in 2009. Unfortunately all of which compound the problem when it comes to the lenders own scoring system.

    Maybe the broker should be excused but if you read the thread earlier you would have seen I wrote late 2009 after I had received a credit report.

    No need to be offensive.

    My comments were in relation to the presentation of your case by your broker. If your broker was aware of all material facts then they may have be able to give you better advice.
