additional borrowing

i have a propery worth £235000,and a mortgage of £133000.i want to know what are my chances of getting a home owner loan for £35000,to pay off all my credit cards and loans.does it go off ltv???? i need some help before applying.i am with abbey and i am tied in to mortgage till feb 2008!!!

    It's based on affordability and the loan to value ration.
