Well this is the thing. The property I'm buying is currently let anyway so I wouldn't be lying on the application if I sated the current tenants are non friends / family on an AST.

The seller and tenants already know I won't be keeping them on however, and they will be served with notice upon completion. They are showing no signs of being unhappy with this :o

EDIT: Come to think of it, I probably should have mentioned that earlier in the thread...

You have been advised of the consequences of lying on an application.

You seem to have made up your mind to do it anyway.

    a) no I haven't made up my mind to "do it anyway", the whole point of this thread is to find a suitable solution.

    b) please explain how it would be lying if the property, at completion, is being let to people who aren't friends or relatives, already on an AST?

    c) I have a consultation with an independent all of market broker tomorrow to find a suitable lender
