My partner applied for a FTB mortgage today with Yorkshire Bank 95% ltv we will hear tomorrow if it went through ok. If it did will any further credit checks be done? He wants to consolidate some debt but doesn't want to apply and jeopardise the mortgage application. Once there has been a decision n principal are any further credit checks done? The new loan payments and mortgage are affordable but we don't want to mess up!
Thanks

The amount of unsecured debt owed will influence the lending decision. As this will be detected during the credit scoring process. With a 95% LTV there is little room for manoeuvre.
The lender will have a different view of affordabilty to yourselves. The major concern will be the lack of a saved deposit.0 -
If he has a decision in principle has the credit scoring already been done though?

A decision in principle is the first hurdle. Upon receipt of a full application the case will be underwritten fully. At that point a lending decision will be made.
The fact that there are debts may well have a negative impact on the application.
Do not apply for any credit during the mortgage application and conveyancing process whether it is for consolidation or not. A lender can re-check credit files at any point up to completion.
