    It is not allowed for us to recommend brokers from the site.

    What you must do is deal with a firm that yu feel confident and comfortable with.

    Whatever you do, do not go for companies claiming to be 'adverse credit specialists' as they generally have very limited market access (deal only with a few lenders) and usually charge very high un-necessary fees.

    Questions to ask you firm/adviser

    1) Are you true whole of market or do you operate from a restricted panel?
    2) Do you charge fees? If so how much?
    3) If charging a fee do you refund the lender commission to the client?
    4) What experience of UK mortgages do you have? How long have you been transacting UK mortgages? (Just because the firm itself may have been around for a while you do not know that the individual you are dealing with may be a new recruit).
    5) What experience in the particular field applicatble to me do you have?

    Asking friends/family for a recommendation is usually a good point to start.

    Kensington asked me to send a letter about the CCJ which I did and I've even spoke to the people who CCJ'ds me and offered them a figure in full and final settlement, which they are considering.

    But in the meantime Kensington have declined me anyway for the new product and to add insult to injury the rates have just increased! So annoyed as they wouldn't have done any checks at all if I hadn't of told them. Also, their attitude completely altered towards me and I'm now forced to go back to a broker to remortgage as they won't deal with me direct even after 3 years as a customer. I have to go through all the checks etc again even if I wanted to stay with them!

    Options are looking limited now as to clear everything I need a 95 LTV mortgage and that clearly isn't going to be possible. So much for being honest.... I would do anything to get away from this company....but unfortunately as you can see from above, Welcome will stop me remortgaging as I reckon I'd only be able to get 90% LTV max which means they won't release the charge over the property. Nightmare.

    After some extremely helpful people on this site offering advice I am now trying to remortgage. I will keep the thread updated to help others in similar situations.

  • Don't give up on lenders. There are over 170 lenders in the UK. Someone will want your money. Take a deep breath and ring/email lenders and tell them what you need and ask them what is the most "suitable" product for you in your present situation.

    Find a broker you trust. If you do this off your own back, firstly you will tie yourself in knots as you don't know the criteria each lender has. Secondly, you risk being credit checked by lenders you approach; with your credit record the last thing you want is a footprint of credit searches recorded, this will diminish your hopes further.

    I guess you're beyond the point of telling Kensington you got in a muddle on the phone and someone threatened you with a CCJ as opposed to you actually having one?

    Yes I am past that I'm afraid! If only I'd asked them at the beginning of the conversation whether they did a check?! Then I definately wouldn't have admitted it....whether that's right or wrong, at least it would of saved me loads of hassle and stress! At least anyone with Kensington in a similar boat now knows this....!

    I want to be away from Kensington anyway to be honest. Can't stand their customer service staff. Also, when I'm away from them (one way or another) I will set about getting back over a £1000 in charges added to the account too.

    I'm using a recommended fee free whole of market broker as I need someone who knows exactly what they're doing on this case as I only have about 2 months to sort it. Just waiting for a mortgage statement (which they have charged me £20 for!) then the broker can try and get an agreement with a lender for me.
