Myonlineestateagent - Whats the catch?

Options
Hi
I've never sold a property before so this is all very new to me.

I have seen this website www.myonlineestateagent.com

From my own experience and others who i know, its normally advertising on rightmove that gets the buyers interested.

The rightmove ad (as well as other websites) are included in their ridiculously low fee. (Well, its ridiculously low compared to local agents who i have contacted)

Has anyone used these before?

It definately seems far too good to be true!!!

Can anyone advise?

Thanks in advance

Lauren

Have you posted this on HBR&S as well?

You'll probably get more input for this subject on there.

There is not, they just play a numbers game and hence it is cheaper. I cannot advocate these as never seen before, but I personally believe these online agents are the future "hopefully"

I have seen some clients sell with urban sales and lettings, which I assume does the same.

They are pretty good at getting the process upto person coming through door, although I think you may need to deal with buyer directly from that point.

So long as you are happy and have a good solicitor and/or mortgage broker then should be ok..

Certainly in the South, Rightmove is king and add in the over zealous Estate Agent and as you see from the other sections all hell can break loose..

    Good luck

This is nothing new, it's been tried many times nationally and locally, even back in the late 90's.

    So far people haven't taken to these services for a number of reasons such as;

    1) They aren't keen letting a total stranger into thier home without a proper local high street prescence having at least some sort of involvement

    2) Finding a buyer is the easy part (if the property is correctly priced). The fun starts when the 2 parties have a different view on all manner of things from moving dates to curtain rails. Make no mistake that this ongoing debate between the 2 can be extremely time and energy costly.

I too would like this service to replace EA's but the evidence to date would indicate they have a mountain ahead.

I went with emoov (£450 upfront until sold) and the process of getting the property on the market was quite quick and efficient and it was advertised on everything you can imagine. I had 5 viewings (seemed to be timewasters apart from 1) and 1 no show and then I put it up with a local agent who I had been to view a house he had on his books which I happen to now be buying. I had nothing to lose so for the experiment and after negotiating a good deal (fixed £1000+vat) thought would give it a try. Sods law the next viewer came through the local agent and I did ask her why she chose the local agent instead of emoov. She said it was because it came up first on rightmove costing me another £1200!! I checked this and it didnt come up first but I suspect it was because she would rather deal with a local agent especially as it was a small and very personable firm. As Conrad mentions I am now quite relieved she went through them as I have had a few run in's with emoov trying to get stuff done so I cant imagine what it would have been like trying to negotiate through them!

I have just looked at the site you posted about and that is ridiculously cheap!! However the website looks a bit cheap so i suspect this is a very small company, perhaps just a few ex estateagents who have set it up and must be new as I didnt find them when searching in March time. Personally for £150+vat I would put up your proerty and see what response you get, that is nothing to get your property advertised on rightmove, zoopla etc. If it's bad then just negotiate a good deal with a local agent as they will probably be calling you up when seeing your property for sale, the fact its already on rightmove etc is a good bargaining tool to use when negotioating with the agent.
