Was wondering how hard it is to clean / replace gutterin system around a property? And what the costs are to do it either diy or to get a tradesman out. Thanks.

That rather depends on who is doing it and the property in question.
How high is the guttering? Are you comfortable on a ladder? Do you just need to clean or actually replace? What are the gutters made of? Are the brackets in decent enough shape or needing replaced as well? Etc.
On a 2 storey house, with a ladder, a helper and the right tools - it is pretty straight forward to replace the lot. It is totally trivial should you only need to clean it but will need you to be comfortable (and safe!) on a ladder.Always overestimating...0
