Each lender gives a different amount of time. Some only a month, others upto three months.
I've no idea what each one might have done, but if you're applying now, you're just going to have to bite the bullet as the purchase can't wait.I am a mortgage broker. thank you. I am a little worried now but thinking back I think only First Direct did the credit file check etc. I dont think Santander needed to as I was already a customer with them. The broker I am almost certain didnt so I am going to go for it with PO as that will be only the second check done.
Thanks for all your help, I have learnt a valuable lesson today and hopefully it wont affect me!0 -
I have had a post office mortgage very recently.
I had to pay £410 for a home buyers survey and the £995 arrangement fee which you can have added to your mortgage. I used their recommended solicitors.
I know that when you get a AIP for post office they do search your credit file. Once you put in your full application they do another search then.
I found them very good we went from offer on house to moving in in 38 days. They send you texts along the way to tell you how things are progressing and they were very swift. My application went in on the tuesday night on wednesday at lunch time they rang to say happy with everything and instructed valuation. This was done the following Thursday and mortgage offer was sent to us one the Monday
hope that helps0 -
Ditto what Emma has said about the post office, I completed on a property on Monday using them and they have been fast, fair and efficient throughout the process. Updates by text all the way (including on Monday to say they had released the money) were a great help. They have been by far the easiest people to deal with throughout the whole process (I can't say the same for solicitors or estate agents) and I would definitely recommend to others.0

I can concur with last 2 posts. I did go with them and have had the exact same experience so far, it has been a breathe of fresh air compared to dealing with Santander!! I am assuming that they were happy with my credit file check (and would have seen the checks through other mortgage providers) and it shouldnt change when they check it again.
Thats very positive to know you were moved in 38 days...I hope mine goes that fast but bit scary now!!
My homebuyers survey was £520 though so must have gone up.0 -
Valuations and homebuyer's supplemental fees are banded based on purchase price or valuation.
Chances are a higher fee simply means a higher purchase price.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
