What could an undisclosed link to an adress mean?

I recently applied for a buy to let mortgage from my bank, who I have been with for 41 years, and was refused due to something in my credit report. I was advised to contact Experian to obtain a copy which I have now received.
As I expected, my credit score is 999 and shows that I have no outstanding debt, except credit cards that are paid off each month by direct debit.
The property I wanted to raise a mortgage on was purchased by me for cash and I requested a £75,000 loan which represented 60% loan to value. Financially I am sound and own 3 other properties, including the one I live in, all are mortgage free, (total value appx £550,000) and the £75,000 was to increase my portfolio. I actually have more than £75,000 in savings but don't want to use my own money when loans are cheap. My total assets are close to the £1 million mark.
I spoke with my bank yesterday, who are as perplexed as I am, and they have been told by the underwriter that there is something undisclosed but linked to one of my addresses which prevents them from giving me the mortgage and suggested I contact Experian to find out, which I did, and they confirm that they have nothing on any of my addresses and nothing recorded which is not in the credit report.
I reported this back to the bank and they are unable to tell me what the problem is.
Can someone out there answer either of these questions:
1) What is an undisclosed link to one of my addresses
2) Who,if not the credit reference agency, can supply this information to the bank
3) What else could be the problem

Firstly, it may be an old address or another address. I would suspect it will be on a property you own, that a tenant or family member have got a default or CCJ registered at.

You should be able to see it if you get the 3 main credit reference agencies. Experian, Equifax and CallCredit - Get the statutory reports off for £2 each typically.

Typically directly lenders do not have a huge appetite to deal with buy to lets directly, may be worthwhile seeing a broker who have access to more deals on these types of mortgages.

    All the best

  • Thanks for that, however, all addresses shown on the Experian report have no adverse reports against them. My other properties were also paid for in cash, hence only land registry searches would link them to me as the owner and I would be surprised if the underwriters would bother with address I have never lived in or been responsible for utilities etc.
If I approach a broker or a different lender how will they view that I have been turned down by someone else. Will further checks lower my 999 rating.

Without seeing all of the credit reports it is impossible to tell.

When Council Tax is set up on the other addresses, would you pay this or utilities whilst there is no tenant? Just thinking out loud...

It may be a financial associate to you, linked at another address.

It is usually a bit of a mystery but some lenders will sometimes tell us as brokers what the issue is.

Your 999 rating is completely irrelevant, certainly done you no favours so far.

Your credit file is important and hence why worth checking on the 3 major reporting agencies.

Lenders will not like multiples searches or fails, but not the end of the world..

  • Thanks for your thoughts and comments. I shall wait and see if my manager at the bank can get an answer from the underwriter. If there is an issue I would just like to know what it is to rectify it.
Yes I pay utilities on properties when unoccupied but this usualy only during modernisation.
