Not all title deeds will be held electronically by Land Registry. When land is registered for the first time, all of the deeds are sent to us for examination so we can investigate the chain of ownership through the years and decide whether to grant a registered title. After registration has been completed, we return the deeds to the applicants. We may make copies of some deeds that have particular relevance for entries made on the register, but generally speaking most deeds are not copied. After registration, a register of title is created which we hold, and this is used by conveyancers as proof of ownership so that in future it is not necessary to produce the title deeds each time there is a property transaction.
