Remortgage help?

Hi,
We've come to the end our early repayment fee and are looking to remortgage with extra for home improvements. Our current lenders offers aren't much better so are looking to switch. However, after having our house valued at below the remortgage offer they will only lend us a very small amount extra.
We have roughly £77k left and the house was valued at £95k, as many offer a max LTV of 85%, we are desperate for the extra capital and are on a fairly low income , any advice?

Many lenders are capping their lending limits at 85% for remortgages with debt consolidation..
See a broker, as they will be able to undertake a more thorough search...
Do remember, another remortgage application with another lender may not mean the same valuation..!I am a Mortgage Broker
