Hi, am new to this... have a fixed rate mortgage with santander expires end of oct 2012, current mortgage 170k, house up for sale, want to down size mortgage to 130k, have about 66% equity and good credit history (nothing adverse) but santander will only lend 60k if we move as wont consider tax credits and income from other rented property, any advice? many thanks.

Sorry simple answer, but go to a lender that will.
Santander are not best priced iny case..

We are now in july so if you do get a buyer make sure you dont sell until october when the fixed deal finishes.0
