It changes nothing. The whole chain will be pushed to exchange quickly and to await completion at the builder's convenience.

Ask your solicitor for their opinion when one member in a chain is buying a newbuild.

Also you need to check whether this 18 weeks is any way guaranteed, by which I mean cost reimbursement or similar if it is delayed. It's by no means unknown for new builds to extend well beyond the date of expec ted completion, and people mr ally fail to agree measures to cover increase cost and inconvenience.

That would be my concern. With the poor weather this year so far may well slip back.
