    So how much rent is due exactly before moving in, 1/4 of £3325?. You took a stupidly big risk having to pay a quarter month's rent up front, without knowing if you were going to be entitled to your student finance. However I nearly made the same mistake.

    How much deposit have you already paid?

    Ultimately you need to find out what you signed, and also whether the other tenants are the type to want their money back.... I have had quite a few similar experiences with house-mates dropping out.

    Is it just me or is that a ridiculous amount of money? I mean it was ME who searched for the replacement tenant, they did absolutely nothing. All they have to do now is perform a credit check for the new tenant which can cost up to £30, and print out some new contracts to sign. £300? I see that most letting agencies charge around £100 which is reasonable. Should I report them for this? Money-grabbing cowboys.

    Unfortunately if they have that in the agreement, I think they can charge it.

    You really would be better off on the housing and renting forum where people know the rules.

    He's not going to sign if he he doesn't have the rent money. Have all the other tennants paid they're rent already. They're pretty stupid if they have. When would you have received your student finance?

    Me and my housemates only had to pay a months rent in advance; though the deposit was something ridiculous like £500 each and that was for 7 people, !!!!!!:eek: If you yourself haven't even paid a deposit yet, I would make sure you are even on the tennancy agreement.


    Yes £300 is stupid amount(make sure it's not £30), definitely don't pay and do your research. I remember they were trying to charge as all these stupid admin fees but pretty sure we reclaimed those.

    Yeah I paid £99 deposit and a £99 signing fee, of course i've lost the signing fee but once the replacement tenant has signed i am entitled to reclaiming my deposit.

    I'm most likely going to wait until the other tenant has signed the relevant forms, paid his deposit etc, confirm with the LA that i'm out of the contract and then bolt for the door haha!
