Challenging a valuation

I spoke with the surveyor this morning, and he claimed that the sale of the neighbouring house is not on the Land Registry. As I downloaded the title register myself from the Land Registry and it clearly shows the sale price and date, I believe that the surveyor has been negligent in failing to see this. I filed a valuation appeal this morning based on this sale and other very recent sales.
To be clear: my partner and I are aware of our options and have carefully considered what to do over the last week. The valuation appeal is what we have chosen at this juncture. I appreciate those who have attempted to actually answer the question I asked.0 -
