    I spoke with the surveyor this morning, and he claimed that the sale of the neighbouring house is not on the Land Registry. As I downloaded the title register myself from the Land Registry and it clearly shows the sale price and date, I believe that the surveyor has been negligent in failing to see this. I filed a valuation appeal this morning based on this sale and other very recent sales.

    To be clear: my partner and I are aware of our options and have carefully considered what to do over the last week. The valuation appeal is what we have chosen at this juncture. I appreciate those who have attempted to actually answer the question I asked.

    Ignoring the actual figure for one moment, how much mortgage do you need? as you seem determined to pay the price anyway, could you still go ahead with the valuation as is?

    Do you want to come and buy my house??? its lovely but I could definately do with £18k more than the valuation and I can buy somewhere round the corner a bit bigger!
