Clearly another of my friends at the Estate Agency is nearly at blowing this deal up for you.
From what you have said and the support you have available, there should be a solution.
As the chaps have said, you need to talk to a decent broker and quickly.
Alternatively, the advisor will be telling the negotiator at the office you got declined and they may be marketing the property already.
