wanted : renovation and conversion projects

Hello,
I will consider renovation and conversion projects within the M25 area including derelict properties.
Interested in deals from £150,000 to £1.5 million and as I am a cash buyer I can act quick.
My only 2 requirements are
1. the project once renovated and/or converted must yield a profit of least 40% per annum (pro rata) including ALL costs taken into consideration.
2. if you send outline details of a property to me, please include an indication of the work required, costs, and location.
I am willing to pay a finder's fee of 1% of the agreed contract price, if we complete. Sorry I cant do joint ventures as I have other investors involved.
This will appeal to those of you that have good deals, but cant move on them.
