Re-mortgage advice

Hi there,
Some advice please. I'm looking at building an extension which has been approved and will cost £70k.
My property is worth £230k and is mortgage free,my understanding is that the loan to value is 30%. My annual income is £17.5k and my wife's is £10.7k. I have just been declined for the HSBC lifetime tracker -their reason - I don't meet their lending criteria. After browsing the net, I'm not at all surprised they declined me. I don't have any adverse credit history. I was looking at borrowing the £70k over 15 years. I would like the flexibility of making overpayments but don't mind being tied to a provider for no more than 2 years.
Any thoughts as to the best way to proceed. I don't want to make multiple mortgage applications as this will just cause more problems. I just wish I had researched HSBC and their mortgages before calling them.

This should easily be possible. Maybe get in contact with a mortgage advisor.
