Re mortgaging - CCJ

Hey

I need to re mortgage in a months time, and I'd booked an appointment with Barclays Bank to get a quote but I was declined as I had a bad credit report - this is because of a CCJ I didn't know about.
It's a claim made by a university accommodation company which my daughter didn't pay back, but also made me a defendant without my knowledge. So a CCJ against my name was a shock to me, of 1510 pounds! A claim was made in 2009 and I had only been contacted once apparently as they had sent a letter to my address and talked to my daughter over the phone - which I had no idea of.

Anyway I need to re mortgage ,and I think it's unlikely a company such as Barclays or Natwest will want anything to do with me! So I'm confused what to do right now :(
I could carry on with Satander, but I'm not sure they'll want to carry on. And there might be another company offering a better cheaper quote.

Apart from the CCJ I have had lots of late payments made in the start of this year and the previous 2 years. But they've all been normal and up to date so far, as I've been keeping up with payments etc.

Can anyone recommend me what to do? I am going to start paying off the CCJ in monthly installments of 50 pounds. But even when it's settled it'll remain on my report for 6 years.

So yea I'm wondering what I should do and I would appreciate everyone's advice.

    What is your loan to value? mortgage value vs property value just in case you were unsure.

    Santander will allow you to stay on their Standard Variable Rate of 4.24 Abbey or 4.99 A&L - these are likely, check your own paperwork though to be sure.

    Dependent upon above loan to value and also that you are on a repayment and not interest only, Santander may offer you a new deal that does not credit check.

    Best of the rest will be about 4.5% over 2 years fixed, subject to having at least 20% equity.

    That makes it appear as if you are struggling financially. Something which any new lender will detect.

    If its not the case. Repaying the debt quicker will aid your cause.
