Looking for a decent deal which will refund application fees if unsuccessful

Does anyone know of any decent 85% lenders who will refund application fee if they do not approve the mortgage.

YBS have a good tracker at the moment but want a non refundable upfront fee of £195.

I have a good credit history etc but dont want to risk losing that if they reject the mortage

I think you are looking at mortgage deals from a different angle.

I believe that you should go for the best possible deal that you (or the broker) think on which the application is going to succeed. So if you see that you meet the criteria for this deal with YBS and you like the deal, you should apply for it. However if you think otherwise you should either get an expert opinion or a broker to arrange a deal for you.
