    With your debt levels, none. As you are effectively borrowing the deposit.

    I think you were hasty, but no-one can tell you what is right or wrong.

    If you absolutely can afford to service the unsecured debt and pay the mortgage payment, whilst having a buffer so you are not completely on the edge - then go for it..

    Do not, and please read this forum properly for why approach HSBC for this mortgage - it will be a sure fire way to lose the house.

    Find a decent, recommended broker as if you go back in for this house the Estate Agent will be all over you for proof of AIP, valuation etc. pronto..
