Does anyone know whether there are any companies offering 90% LTV on a new build home (not a building developer but a smaller builder)

Yes there are a number of companies offering mortgages at 90% LTV. Some of these are as follows:
- Abbey
- Principality
- Yorkshire Building Society
- Chelsea Building Society
Generally I have found the smaller building soceities to offer better rates than banks.

I need a 90% LTV though on a new build0

Majority of the lenders usually have a threshold for New Builds:
Max 80% for Flats and 85% for Houses
The above lenders may consider slightly higher LTV though0 -
There are 90% LTV deals available via panel brokers for the major builders. Otherwise, there is only 1 lender doing 90% on New Build.
Alternatively, you can apply for a NewBuy mortgage for 90.01% to 95% LTV. Check the builder is on the scheme though.I am an Independant Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. it looks like if i can agree to postpone the sale and purchase i may be able to raise enough to meet a 15% deposit.
will the fact that the property is a new build have any bearing on the rate ie will a lender offer a different rate from their standard 85% rate because its a new build.
also which lenders do a 90% LTV on a new build rather than a new buy0
