    Hi,

    I'm not a mortgage broker or work in that area but I'd agree with them.

    Its not going to make pretty reading and being 'punished' now for a misspent youth doesnt seem fair but sometimes thats reality.

    10% deposit is what most people think you need. In fact you're going to need more. I know the north is cheaper but will £100k get you want you want? The rate wont be great because you only have 10% and with your credit history they will add to that. Clear your CC and clean up your credit file. In that time continue to pay everyhting on time and save more. Thats really your best option. You dont want the bank/BS to lend to you but you not be able to afford the repayments because of the interest rates.
