FTB unsure why I would use a broker?

    To be honest, have not got the time to search for facts when I know as many others the most sensible way forward.

    In the current climate, if you have nothing adverse on your credit file, in a sensible PAYE position (not reliant on overtime & commission) and buying a conforming property and comfortable with the process then the direct deal is likely to be better.

    I could argue and counter argue all day about knowledge, understanding, process, speed etc. but the bottom line is that it all depends on the unique circumstances and personal preferences...

    Could roll out a bundle of cliches in addition about DIY or professional tradesman, qualified legal advice or snippets on free forums, burglar alarm or dog, private healthcare of holistic therapy..

    If you need help, speak to a broker. If you do not, then assume you know enough not to ask a truck load of questions on a free forum - likely to be answered by "mortgage brokers"

    At 90% to be honest you will probably get a better deal by shopping around direct, lenders do not operate a level playing field and like to get FTB's at 90% direct by offering lower rates than through brokers, so they can then sell a package of overpriced insurances.

    The danger is that at 90% the rates vary tremendously, so make sure that if you go direct you have researched the market fully.

    Importantly though, you do not need to arrange any insurance through the lender, as this will rarely be competitive through them, go direct if necessary for the mortgage, but use a broker for quality and price on insurance.
