too sell or not

hi guys,
i am on a fixed interest only morgage the deal ends in feb next year, the problem is my children have now flown the nest! and i have way too many bedrooms i have a 96000 morgage i put down 40000 when i brought it,hoping to sell for 170000, so in theory 70000 profit?? i could then buy a much smaller and cheaper house with a little 40000 morgage ( i checked some houses for the 110000 price) is it worth doing yet or should i wait?

    At the moment house prices are not stable and they won't be very soon either. If you are not in rush and able to pay the mortgage payments and you living expenses without stretching too much. I would say to stay put unless you have too many worries.
