taking my ex off the mortgage

hi all hope you can help, i have a nationwide mortgage and further advance in joint names, me and my h are separated and he wants to come off the mortgage, the house is in negative equity (may possibly be just level) so nothing to split there and he is happy to be taken off. how easy is this? my credit history is pants but he wants to try to rent and the only way he can do this is via a housing association and they will do nothing till he is removed. help!

His name cannot be "taken off the mortgage" you need to get a mortgage in your own name and from the limited information you give that looks impossible.0

you need the agreement of your mortgage provider
so it will depend upon their lending criteria so will depend upon your salary and the mortgage
being in negative equity might well make it all very difficult.

Having read the OP's previous posts (her fears about her credit rating are well founded) and given the lack of equity, any lender would have to be stark raving bonkers to even consider removing the ex from the mortgage.
Not going to happen so new plans required - OP could rent ex out a room and solve two problems in one hit.....!! Might not go down with new bf though!0
