If you have consent to let, there is no need to convert to a btl, rates will be higher, and I doubt if the rent would be sufficient, most lenders will disregard ctl or btls in the background, 3x income for a resi should not be an issue if nothing else in the background.I am a mortgage adviser.You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
