Well it is really, I went to Halifax directly, I quoted my sums, and if they are going to make me do a projection and then automaticaly discount it as worthless or 0 £ it's a charade. Perhaps I could of used the time wasted to get some advice and a deal from someone else with a higher deposit.

Halifax will probably be your best bet here. Most other lenders, at this LTV, will ignore the projection and work off the average of the last 2 years.

My advice would have been to get the second years figures in the bag, save up an extra 5% deposit and buy somewhere then. Bit too late for that I imagine.

hi yes it is a bit late as Ive put an offer in the property which was accepted.

Would a 25% deposit make much difference then? I can afford that now due to my business performing well this month. If Halifax reject my offer (and the other reader's consensus view it will ), is there anywhere else that would be more accommodating with the slightly higher deposit in mind. Thanks
