Really need some help or may have a nervous breakdown

    Thanks everyone for your advise its really appreciated. Got a little update. Basically it is so old the deeds do not state what use is however solicitor is pretty convinced it will get categorised as mixed used residential/commercial. I called my estate agent today who is also the estate agent of the property i want to buy and explained the issue has looked into it with the solicitor who is also his business partner and they have said one deed with catagory but they have today put in a request to get that done. There suggestion is once mine is under offer i out in an offer subject to planning permission being given and then put in a change of use planning request. This seems to have pro's and cons. One is is its refused I can walk away. the other being once i own the house it will already have permission to change that room. Negatives being due to time period to get planning through am lilely to have to rent for maybe 3 months.

    He said no total guarentee they'd agree however they would make aware that everyone else would go through same issue and unlikely to get cash purchase also the issue of it remaining vacant will further damage it. overall solicitor seems keen to support me ( likely as this is a slightly more awkward situation that others may not want to get into )

    He has advised me that been a couple of viewing since i looked at it 3 weeks ago but no one interested. Would also add survey values it at £175000 and has been implied would accept roughly £20000 less for it.

    Whats your opinions ?
