eager for options

Hi, the situation is I am self employed but with low profits for the last years of accounts I have returned (£5k or under). I bought a house at auction and have completed most of renovation needed and an estate agent who saw it recently valued it at £210k. I was a bit misled by my bank (Natwest) who when I asked several months ago about the prosepct of getting a £25k mortgage they said it should not be a problem. However, after waiting the six month period necessary for remortgaging on a property bought at auction their loan/mortgage officers both said it was impossible for me to get a loan based on my earnings. I need money to invest in getting my business website and marketing to hopefully improve my income stream. Having talked to three financial advisors they all said they cant find anything for me. I have advertised one of the spare bedrooms which would bring in revenue of £425 a month which would obviouslt cover most loan/mortgage repayments for the amount I am after...be very appreciative of any suggestions. Tried zopa also declined..I have £4k overdraft and and similar credit card debt but otherwise alright credit rating.

  • what website do you have? perhaps you could improve your seo and try an adsense campaign? If you manage to get enough traffic on your site then you could be earning the money you need

    thanks for the reply...the new website will be up and running within the next few weeks and i will be getting the SEO increased but.as the company who desgined it says it can take a few weeks, if not months, to get it on page 1 for google ranking (on about 7 or 8 now). Don't know about adsense because the nature of the website, but will look into it for sure.

    SEO isn't actually too bad an idea! It is however very time consuming doing it properly, otherwise it can be very expensive to get a "genuine" company to do it for you, simply because of the man hours involved, I should know having worked in the SEO industry for the last 8 years... and certainly don't fall for the trick of paying very little to getting someone to create 100's or 1000's of backlinks for you as you will most certainly get your website black-listed from Google's index, there are many ways and methods to getting you their and I am happy to discuss those with you if need be (Please note this is completely free advice)!
