buying in london for £225k

Is it possible to buy a 3 bed freehold house in London in a nice area?

We are just starting our search as we are expecting our property to be under offer shortly.

OH and me are reasonably opened minded about location as we dont need to be in any particular location for work or school.

Ideally 2 receptions and a rear garden of 50 feet or greater. quiet location and some character would be nice.

We would consider a property needing a refurb, but that cost should be deducted as £225k is our overall budget. We would consider a 2 bed if it meant a nicer area/location.

    This property is in a nice area. I used to live in the area so know it well. It is classed as essex but is very close to a406, central line station.

    Houses in this area are over £25ok usually.
  • You would have quite a lot of choice for that budget in East London around Newham and in Barking and Dagenham. These are not the nicest areas, although Newham may to be on the way up due to the olympics.

    you might be able to scrape a small terrace in hither green or catford... hither grn is quite nice

    we like the 1920/30s style. I guess the reduction is a reflection if the works. never really considered fairlop.

    This was about what our budget was for a 3 bed and we pretty much gave up just from looking at the prices on rightmove and a few drive bys. You might be able to get somewhere in the dodgier bits of Watford for that much; there are a lot of BISF places up for sale in around Harrow Weald and Oxhey (not places I would rush to live but relatively convenient) as well.

    Once in a blue moon something comes up for about £250,000 in Pinner on a small offroad estate near the park.

    We ended up looking at a lot of commuter towns. You then end up in this complicated formula of what your mortgage will be plus your (greatly increased) train fare will come to.

    I think you might struggle, especially if you want 2 reception rooms!! Would you consider a ground floor flat with private garden?

    Waltham Forest - Chingford, Walthamstow, Leyton. Prices usually around £240K at the lower end of the market for 2 bed houses, with offers usually accepted around the £230K. Some 2 bed houses are advertised at £230K, but there are not many of them and are in high demand. These areas have good and bad parts, but for relative affordability in London plus quick transport links into central London, they are worth considering.

    It's possible to get a 3 bed terrace for 225K in Mottingham and Eltham (SE9).

    Oh yeah you can definitely get something for that in zone 3-5 SE London. I live in Welling (zone 4), in the borough of Bexley at the minute. Most of the borough of Bexley I would say is 1920s/1930s houses, usually 2 or 3 bed detached. Not sure on your definition on 'nice', but Bexley is the 'safest' London borough in terms of crime (it is the only borough which isn't the worst deep red colour on the police website(!)). Also, whilst you may not be interested, there are some really good grammar schools and primary schools in the borough making selling easier as people move their kids into the catchments. Locally there are woods (shooter's hill, bostall etc), shopping in bexleyheath (also quick to bluewater) and Danson Park with its lake and historical house is nice. Here's an example of a house:
