Your request for exchange and completion on same day won't be acceptable. Builders like to get you exchanged then have completion on notice which means they have leisure to finish at their speed - installing bathrooms, kitchens etc to buyer's spec only after they (the buyer) are legally obliged to proceed.

I think the same as well.
Just hoping somehow they would budge and allow this. Although they already have my reservation money £2,500 but this is peanuts to them.

I am just feeling a bit fortunate this morning...
The developer called me this morning (I was about to call them to discuss my options). The advisor mentioned that since I spoke to them about the mortgage offer expiry, would I be happy to complete in August 2012.
I was surprised because I was about to call them to discuss this very subject. So I gave her a bit more info and said I'll be happy to complete even earlier. Now the details are going through the official channels (solicitors) to go on to the papers and hopefully everything will work out okay.
I hope everything goes smoothly from here onwards... wish me luck
