Valuer for remortgaging picked up on wall ties

Hi all

I'm in the process of remortgaging my house. I live in a 3 bed semi house we originally purchased it at £131000. My mortgage is now at £100,000 and all we looking at now is switching from variable rate to fixed so because of the amount left on the mortgage we had to have the house revalued today. Anyway my concern is the valuer noticed cracks on the outside of the front and back of house and said it could be the wall ties. So now I'm worried that will not remortgage my house because of this. He was even taking photos. I did tell him we had them checked 3 years ago an they was ok but I don't think he believes me some how.

Can anyone advise what they think may happen with the remortgaging?

    Rather than asking what people may think will happen, why not wait a day or so and see what actually will happen?

    The lender may ask for more info re the cracks, if you had these checked, presumably you have some paperwork you could provide to confirm ok?

    This all very true but I am just very nervous about it and just wanted an idea that's all that's what I thought these boards was about. I'm sorry for asking now.

    You'll almost certainly be asked to obtain an up to date report on the condition of the wall ties, possibly even a structural engineer's report if the surveyor is concerned about the structural integrity of the property.

    No problem asking, but it's just that you will probably get posts from "pub" experts whch will only worry you even more.
