HSBC - How long before accepted?

I applied for a mortgage with HSBC and haven't heard from them apart from a phone call to say that it has been passed to a solicitor (they gave the name) and that the solicitor will be in touch direct.

How long before we find out if we have been accepted?

Reason I ask is that First Direct gave an AIP and have held the rate but we only have until 18th June to return paperwork for this rate (it has now gone up but they will honur the rate on the AIP).

Would people advise applying with FD anyway or is HSBC likely to agree if a solicitor has been instructed. FYI it is a remortgage and they have said they require no valuation (which I thought was strange).

Evening - We have today received a formal offer, but very confused as they said an Underwriter would be in touch (they haven't) and also they haven't from what I can see done a credit search on my file.

Does this offer mean the money is guaranteed or can it still be withdrawn?
