unsecured loan wanted

Hi any advice welcome ...
the man behind us has offered to sell his garden to us for 20k. the land is a good size and there was formally planning permission on it (with the bottom of our garden too) so to us it is worth the 20k but to someone else who we wouldnt sell our bit too it wouldnt be worth as much i suppose, but a similar size plot in our area went up on its own with PP for 100k.. anyway its a fair price. now the fact is, we obviously want to buy it but dont have 20k sitting in the bank.. but we wont get this oppertunity again .. so we need to take out a unsecured loan for about 22k. (to cover legal costs too etc) so anyone recommend a good company.. as this is where it gets difficult.. we have had arrears in the last year but ok now. and also we are self employed, good turnover on business 200k but bank manager not helpful. wanted to secure a 3k overdraft on our house..... which i do not want to do. any ideas?

Do you have a mortgage on your current property? If you have lots of equity, your current mortgage provider may consider a further advance. However if you were in arrears on your mortgage too this would count against you.
An unsecured loan with poor credit history for that much is going to either cost you a fortune or going to be really difficult to obtain in my view - others may have some ideas though.

Have you thought about offering to buy the land and paying the land owner so much per month?
