Hello. We had our mortgage offer through 2 weeks ago, The house was valued at 80,000. Since then I have managed to nock of a further 3000 due to the windows need doing.
I told my mortgage advisor and he has told Santander and he is saying it is with the underwriters at the moment.
I was just wondering is there any risk here? I did not expect it to go back to underwriters for a decrease in the amount we wish to lend.

Only risk would be if there has been a change in policy since you applied.

They can recheck your credit history at any time between application and completion.0

My application went in 3 weeks ago. my girlfriends credit has dropped a bit, not sure why. i think it may be because the mortgage search. went down from 800 ish to 750 ish0

Credit Score does not matter to the lender its the Credit Report that does. So if the lender is doing searches on your profile they would ignore their search indications on your report that is made at the time.
As long as you were okay on the lending book (have a good report) when submitting your application tot he lender, your credit report should not be effected when the lender does credit checks for the specific lender. However if the another application for credit is made the new lender/company would see it.

Ignor the credit score the credit agency gives you its totally irrelevant.
If the original application went in 3 weeks ago it is unlikely any criteria has changed to affect your application.I am a Mortgage Adviser
