I am surprised you couldnt get a mortgage. A couple of defaults is not much. I often deal with far worse. How big are they and have you satisfied them?
I think it would class as dodgy using boyfriends income but not putting him on the mortgage but its been done plenty of times below 90% LTV

Hi - sorry for the late reply

The defaults were for £7k (defaulted Dec 05 - paid off £5k as 'full and final settlement' in March 06) and £1300k (defaulted Dec 05 - paid off full amount in March 06). Wierdly they dont show up on my Experien credit report anymore when i check it online but I know they do when creditors check my history.

I just spoke to a guy from the mortgage advice bureau who seems 100% convinced he can help me. Am sending over documents so he can get us an agreement in principle tomorrow.

I wouldnt mind but we spoke to around 3 mortgage brokers and two banks and none of them thought I could get one back in Nov so not sure what has changed now. I dont want to get my hopes up again to be honest.

It seems completely doable at 90% lTV to me, Accord would certainly look at it, possibly Abbey
