    You are worried about taking a risk on Santander at 95% LTV? What about the risk they are taking on you and house prices in the future?!?!

    You need to take whatever you can get.

    The most annoying thing for me is that my wife and I got agreed a mortgage with Halifax within an hour (subject to valuation) only for it to be taken away through no fault of our own.

    Seriously considering looking for a different property as the Halifax new buy mortgage that we have offered, subject to valuation is apparently valid until January next year!

    You must be clearing nearly £4k per month. So able to save say £2.5k per month. Why not just save a larger deposit?

    UPDATE: After several conversations with my broker and potential lender, they agreed to re-assess the application which they have done today.

    And to my surprise, they have decided to over turn the original decision to decline my application and are now going ahead with the application and valuation.
