Electoral register

Have added OH to rolling electoral register as read that his absence from it can will cause us problems in getting a mortgage. He will appear on the register when it is next updated on the 2nd of april. Does anyone know how long this information takes to get passed on the the credit agencies and even when it is, will it still effect his score as he has only just been added? Is time on the register a factor?

We don't think there are any other issues with his credit and mine is good. Our joint income is around 53k. We were hoping to borrow about £180k and have a 20k deposit. We realise that getting a higher multiple relies on a good credit score. Does anyone know if it will be possible to borrow this amount and get a good fixed rate with this kind of problem with his report? In terms of affordability, I think we'll be ok, as have no debt at all and quite a fair bit of disposable income. I think on paper we're fine, it's just when it comes to the credit report because of the electoral roll issue. What are our chances?

  • Hi,

I can only speak from my experience...I sent the forms off for the electoral register about 12 weeks ago.

Got the you now have a postal vote thing through the mail, thought alll ok.

Checked my Equifax file today, still not on the register according to equifax, phoned council, very helpful gentleman said yes am definetely on it and they have sent updates to Equifax twice since I appeared on the register and is sending me a document that I can send to Equifax to change my credit file.

So my advise would be not to put in any application until you're sure all the correct info is there.

as long as he has some proof of address, I can't see his absence from the electoral roll being a major issue.

the figures you have indictated are low income multiples in todays climate - 3.4x.

I'd be surprised if any product wasn't available unless there is something else in the background.

I think that's all there is. We've tried to get his credit report online from experian, but couldn't without sending in additional documentation. I guess they need to verifiy his address for security, as he's not on the register. Other people have said they've had similar problems in the past and that we'd have more luck applying by post to the credit agencies.

The only other thing that will limit us, is that we need a lender that looks at basic plus 100% guaranteed overtime, because of way OH is currently being paid. Do you think this will still be possible? I just feel like we've got too many things limiting us to find the kind of product we want and to borrow what we want!

My partner and I applied for a mortgage last week, the next day we received an email from our adviser asking why we were not on the electoral register. I thought this was odd because I have always voted at every election since living at my current address.

I emailed Bexley council and got a reply almost straight away confirming that we were on the register. They said "Some companies, do not always purchase the latest register or update their systems immediately with the updates"

To be honest I don't have much faith in credit checks etc, I've known letting agents charge for obtaining references and then not actually following them up.

worried - I am sure you can stop worrying - pick the deal you want, or use a broker to do so, and then apply for it. No need to start worrying until such time as they say no which, from what you have shown here, is unlikely
