Mortgage Application/Credit File Advice

Hi All
First post so be gentle..
Bit of background.. Myself and my partner are planning on moving home soon (speeded up by the arrival of our son) and I have in the last couple of days paid off both my credit cards and closed one of the accounts. Total of £4k. We are also hoping to pay off the outstanding balance due on our car £8k in the next couple of weeks.
Are we best waiting until the changes have been made on our credit file before going to the bank for an agreement in principle? Also is there a way we can speed up the changes to the credit file instead of the usual 30-60 days?
We are hoping to get this sorted ASAP as we have seen a place we like and would really like to get started in the next couple of weeks and not have to wait 2 months for the files to be updated.
Any info or further questions would be much appreciated.

You can do it now, just tell your bank you will settle them and they are likely to just make it a condition of the offer,,
