    When was the default put in place and when satisfied?

    Best bet would be to speak to a broker. Don't apply at random as this will harm credit score.

    How much did you want to borrow and what purchase price/valuation?

    I would suggest talking to a good broker who is experienced in dealing with adverse credit and see what they have to say.

    this started in 2003 - but the satisfaction date is from Jan 2012 but this was paid off in Nov 2011

    one broker just called back saying she cant do anything as I have a default on my record, i am very upset as I thought no matter what a broker can get you a mortgage.
