Ok thought it could be subsidence but possibly not where you are.

You need to look at the report cost as an insurance premium, and decide if you want the reassurance. As for insurances you would probably have to front this cost, but then knock the cost of remedial works off your offer, depends on whether the vendor would play ball though.
