we've finally had the valuation back and BS have written and offered to lend full amount :j
THANKYOU to daveham, who assured me we COULD get a mortgage with a ccj. It wasn't easy, but we jumped through hoops and the BS were slow but true to their word. If it wasn't for dave's advice on forum we'd have given up at the first hurdle. :beer:
Sellers were supposed to exchange this week to their new property (no upward chain there) and our solicitor has spent last few weeks doing 'searches'. Sellers have been lovely, and we're all on first name terms now. They're literally ready to go, waiting for us now...
How long should we expect to take for exchange and then completion?

it took about a month. It's a local building society, the melton.0

You are most welcome, but you have to try and relax and take a deep breath..
This is great news, effectively you now need to speak with your Solicitor and ascertain the chain position and likely exchange and completion dates. It could be from tomorrow to a few months time depending upon the chain...

yes, we had 60% deposit in the end, i think the rate was 5. something, not ultra low but low compared to some of the sub prime lenders0

Most BS's do love local business enhancing their local rep..
This was the OP's local BS and although slow (and they all are) so long as you are upfront and honest and fit criteria they do what it says on the tin.

you are correct dave, we did lay our cards on the table, and were just brutally honest with them. First mortgage advisor had told us no chance, then second found this product with this bs and we went for it.
I know, i need to breathe!
Solicitor seems to be unreachable until the morning0 -
