Hi, i need some advice asap. My plan is to get the loan, do the work and re-mortgage in 2yrs and clear the debt. i want to borrow around £15000 to do up a house i have just purchased in which i am certain will be worth around 40 grand more than i paid for it in about 18months or so. how do i get reasonable monthly payments with a reasonable early settlement clause (2yrs time)??? or is there a easier way????

any advice appreciated.

    You need to tell us

    Existing debt (including mortgage) and un-utilised credit facilities
    Salary
    Any missed payments/CCJ etc

    there is no guarentee what a house will be 'worth' in 2 years time
    there's no guarentee what a lender will value a house in 2 years time

    all loans will allow early repayment with a couple of months interest fee

    whether you can get a 15k loan depends upon your financial circumstances which you haven't shared

    35000 yr and maximum credit rating with experian to date. purchased house for 155000 and i understand i can't be a 100% certain of the house value in 2 yrs but i am very, very confident it won't be that far off.

    credit ratings are pretty meaningles

    what do your credit files say
    credit agreements and payment history
    electoral roll
    credit applications
    any association
