Full & Final settlement offers

Hi,
I have just joined having tried to ignore that I have debt problems. I now want to face these head on and my first positive move was to register here and my second will be to talk to CCCS.
I have 5 creditors with debts totallling 20K.
The first piece of advice I'm looking for is whether anyone will even consider accepting a full and final settlement if I own a property. I'm guessing that this won't be the case and that they will simply go for a charging order.
I own the property, but my 70 year old mother lives there. What would be their chances if worse came to the worse of pushing for an immediate sale through a charging order in light of this. Would a judge be sympathetic in these circumstances?
Looking forward to posting here and receiving advice. I must say that this forum must help so many people and I think it fantastic that it provides such a mutual support network.
Thanks in anticipation.
