mortgage with poor credit rating

Me and my partner both have full time jobs, joint income £43,000 approx. I already have a mortgage (no arrears) but a charge is on the property in ex husbands name (he is also on the mortgage, havent been able to trace him in 7 years and he has never contributed). There is also a couple of defaults. We want to buy my parent's house. I will probably have a good deposit after the sale of my house. Where do we start, I am frustrated, because mistakes were made over the years but now I know we could afford an increase in mortgage if somebody would give us one, please help or point me in the right direction!!

    Are the defaults in your name, joint or your ex husbands?

    You can sell your property and clear the second charge so thats not an issue.

    If the defaults are in your name or joint names we need to know a little more about them:
    How much,
    when were they registered,
    Have they been cleared, if so when.

    Hi there,

    You will need to seek legal advice for the first issue, which is the assumed sale on your property with your ex on the mortgage.

    You will need to jump through some pretty big hoops in order to be allowed to sell and with what criteria..

    In terms of mortgage help, how much deposit, how many defaults, when and how much please?

    Will then be able to offer some more informed answers?

  • Thanks, I will get that information and repost. Do you mean sell my property and rent because I prob would not get a mortgage with the defaults? sorry to sound dim, im just clueless with the mortgage game.
