Buy, Rent - What do you think

I just wondered whether anyone had any advice on this. I have 70,000 deposit and am looking at a 247000 house. Earnings are 35000 and 19000. However, we also have an existing mortgage which is an endowment and due to finish in 7 yrs. This is for 51,000 and value now is probably 150,000. It seems to be difficult to get the other mortgage on affordability as we think it may be better to rent existing house for 675.00 a month. any ideas on what mortgage lenders might let us have the two houses or whether we would just be better off selling thanks
