Advice pls on buying house with ex name on mortgage

Hi
I am in the process of seperating from my husband. I have 40 - 45,000 to out down as a deposit on a 2 bed house, which around here would be about 120,000 - 130,000. I earn a decent wage but have a poor credit history. I would have no debts as I would be using 30,000 of the equity to pay them off.
Whats the chance of me getting a mortgage on my own, and if I can't I was thinking about getting one in both mine and husbands name, with just me paying the mortgage and having his name taken off in a couple of years time. Our priority is keeping a roof over the kids head and he is going to rent anyway.
Has anyone ever done this? Is it possible and then get a solicitor to write something up so he has no claim on it?
Just trying to think of a back up plan in case I can't get a mortgage on my own.
