Recommend me a mortgage highstreet lender

Ok so please i have done an search here and spent a while trying to find a post that points out the good the bad and the ugly in mortgage lending.

I am looking for a £100,000 mortgage from a highstreet lender , first time buyer , £70,000 deposit , good credit history but also a bank i can start saving with and build a relationship with first.

With this in mind i wanted to ask peoples feedback on banks and lenders.

I know santander well and use them for a basic account but find them poor on organisation.Hbsc i read are a pain and fussy ( i am self employed ) and with an unmarried partner.

Who do you guys feel or hear are the most easy / freindly and organsied lender on the highstreet ? no hassle , straight forward etc .This means alot to me . the best deals % wise mean nothing if the working relationship is not good from the start so i am asking more here about ' good ' lenders who deal with customers well , are not to fussy and dont have any ' issues '

thanks for any advice .

Just your experience of certain lenders will do , the good bits and bad bits etc.

Who does come out on top for most as the best highstreet lender of mortgages where ease of lending goes and good service ?

I can work out the % rates myself but this kind of info is not so easy to find.

    They are all crap.

There is no "relationship building" with banks. This is 2012 not 1970.

Choose whoever has the best rate at the time. Bank with whoever gives the best current account. Get a credit card with the best credit card provider. Get a loan with the cheapest loan provider.

Cases going quickly through Nationwide/ING/Skipton at the moment. Halifax can be quick too. Would give Northern Rock a wide berth. Santander can be painless or the worst experience you'll ever have!

Being self employed, I would prime your accountant and order your SA302s from HMRC which some lenders might ask for as proof of income. This will save you days

Build a relationship with a decent broker or IFA. It is the only way you will be treated well and valued and kept abreast of any offers/issues or new requirements.

Banks really do not care at all, typically kids in suits giving out loose advice.

Watch the way they work out which clients get a cup of tea and which ones are in and out like a tornado...

    Good luck

I would have to recommend First Direct (online arm of HSBC.) My sister has used them long term and found their customer service the best of any bank. I've just recently used them for a mortgage application and they couldn't have been more helpful.

Great interest rates as well, savings account with 8%! Beat that.

You need to define your'e definition of 'no hassle'.

A small local Building Society is where to go if you want good old fashioned personal service and some would argue less hassle, but they are strict on lending criteria which YOU might define as being a hassle.

All the big lenders service standards constantly shift so it's pointless trying to pin - point one as next week thier call centre could be off - shored. These big lenders in my 20 years constantly alter the way things are done, because the very nature of the places means the next middle manager wants to make thier mark by 'changing things', rinse repeat, ad - infenitum.

Spot on Conrad. Change for the sake of change, the mark of a poor manager.
