Trying to go with the flow

well last time i posted i had an offer accepted and mortgage survey done lower offer from halifax but everything was good with us but we found out the property was mis advertised with the estate agents as having change of use from commercial to residential. well to our horror and after a morning of phone calls we had to pullout as the council had advised us that change of use on this property was going to be an up hill battle and drawn out.

so we pulled out and went back to square one. minus £545 for the survey and £400 solicitors. :(

we have been given back the £400 from the solicitors as they were shocked and advised us not to proceed without the black and white proof of change of use. very good had it back in my account within 6 days. :)

we have changed mortgage advisors as the one we were was deciteful and rude and nasty to me on the phone when i said we no longer required his services and well im not going there ill get wound up. he was with country wide ( iknow i know lol)

well we have found our dream house and had an offer accepted £3000 below what we were prepared to go to :j i have found a brillaint MA who has been fanctasticnot long been discharge from a short stay in hospital so she has done most the leg work for us which is great. means i can worry about recovering and not our first house purchase.

well mortgage application went in wednesday and i got a phone call from her this morning stating halifax are doing the valuation today ( was shell shocked it was that quick) the solicitors were only contacted yesterday and i received all the paperwork today going to meet her tomorrow ( like that we can do this face to face this time and not one that country wide has decieded on and its £500 cheeper too :)) and instruct her to carry out the searches. Good thing is the sellers are using there local solicitor too :)

Dont want to get too excited and have been told my offical offer will hopefully be here next week i am not really worried this time little aprehensive as there is bound to be a kink in the path somewhere he he

the sellers would like to complete end of July well the sooner the better they requested which is no issue for us i guess i have a contingency fund.

just wanted to share a good story so far after a horror story lol

    Halifax are pretty straightforward, some of the surveyors Colleys have been using can be interesting although sure you will be fine.

    Want to comment on the Countrywide broker situation, but you already recognise the own goal and have changed..

    Hopefullywe wont have to wait too long for an offical offer :)

    My hubby is not impressed with the previous broker and has complained, he is determind to get our money back it would be nice but im not counting on it. :/

    on another note the MA we are using now is excellent and comes highly reccomended in our area but also works for countrywide.

    Why use an adviser with so few lenders to choose from and who charges you a fee as well as getting commission?

    In money saving terms it's the equivalent of locking, loading and taking aim at your right foot!

    And !!!!!! don't buy any of their overpriced single-tie insurance products!!

    lol you could say that but we have gone with her with our eyes wide open. it is a shame she works for such a bad company. as i said before she has been very helpful and gone above and beyond what we have expected of her :o

    Update -

    Well today we received our offical mortgagge offer from Halifax. so from application to writen formal offer 6 days only 4 working days.

    Now we are waiting on the vendors solicitors getting the required paperwork to mine and the searches to come back.

    Wonder how long and how much we are going to have back and forth. not to worried now Just going to Go with the flow. :)
